Since launching in 2018, CAI‘s Ungated blog has provided news, tips, and trends important to the community association housing model with members and nonmembers. Our mission has been to connect residents, board members, community managers, and business partners with CAI’s subject matter expertise. This year, we published 60 posts on topics such as the Corporate Transparency Act, holiday preparation guidelines, community projects, and four-day workweeks.

On again: Corporate Transparency Act reporting requirements reinstated
Since the introduction of the Corporate Transparency Act, CAI has advocated on behalf of the community associations that would be impacted by a provision mandating reporting requirements, and has continued to keep community association leaders informed about the act as developments take place. In February, reporting requirements under the Corporate Transparency Act were reinstated. In March, the Treasury Department’s Financial Crimes Enforcement Network issued an interim final rule that removed reporting requirements for U.S. companies and persons.
The act continues to make headlines with a recent court decision. For now, community associations continue to be exempt from its requirements.
Health and wellness: Leading a positive conversation in 2025
Melissa Ramsey, CMCA, AMS, LSM, PCAM, principal consultant at Mosaic Community Consulting in Lancaster, S.C., and CAI’s 2025 president, shared her experience with burnout and how it influenced her to make mental health and wellness a priority focus in her work in the industry.
Some of Ramsey’s contributions on the topic were featured in CAI’s Managing Mental Health book, released earlier this year.
Career in community: New salary survey details benefits of community management
Job stability, career progression, and tremendous earning potential are frequently cited as the main benefits offered by a career in community association management. The Community Association Manager Compensation and Salary Survey report provides more proof of those facts. While this particular blog post was published in 2024, it continued to rank high in visits — proving that managers want the latest data on their profession.
The report is produced annually by the Foundation for Community Association Research. Look for an updated edition early in 2026.
The perfect match: Hiring a community management company
Community associations develop and nurture many partnerships over the years, but seasoned professionals and volunteers say the relationship between an association and its management company is arguably the most significant.
CAI Press published a new edition of its Selecting Management book to help association boards decide how their community should be managed.
Stock market meltdown: How communities can build financial resilience amid uncertainty
Every few years, stock markets experience a correction. The key is not to panic. Instead ask: How exposed are we to this kind of movement? Many community association board members also wonder: What should we do with our reserve funds?
